Buyer Services

  • Maintain a website (paducahhomes4u.com) which contains my personal listings plus all of the listings on the West Kentucky MLS system in a user friendly format.
  • I can provide you with automatic email notifications that will inform you as soon as a new listing comes on the market that matches your search criteria.
  • If you are an incoming buyer then I can provide you with local information and help to make your home hunting trip effective, profitable and pleasurable.
  • I will personally show you homes that meet the price range and specifications that you give to me. I can show you any property available for sale regardless of which real estate company has it listed or advertised. My job will not be to sell you a home but to help you buy a home.
  • Suggest home inspectors, qualified lenders and insurance agents, if you need help in that portion of your home buying.
  • Once a suitable property is found and negotiations have been completed then I will monitor all closing activities until day of closing. I will also attend the closing with you
  • Upon closing, help you with your relocation, providing you with information regarding utilities, movers, repair people (if needed) and other advice that might help your transition go more smoothly.
  • Continue my service after the sale as long as needed.
  • Provide you with personal service and attention. You are making the biggest investment in your life and you should expect the experience, professionalism and commitment of your realtor.

Seller Services

  • Develop a custom marketing plan which includes promotion, advertising, open houses and other events as appropriate to effectively market your property and sell your home faster.
  • Conduct a Comparative Market Analysis (CMA) to assist you in determining the most saleable listing price for your property. This CMA will compare your property to those that have recently listed and sold with features and location similar to yours.
  • Expose your property to local buyers as well as incoming transferees and other out of town buyers through the local MLS system, Catalog of Homes, signage and worldwide internet coverage through hundreds of websites including VCI Classifieds, a local classified site.
  • Endeavor to show your property only to qualified buyers.
  • Provide regular progress reports throughout the marketing period and discuss with you other realtor and buyer comments regarding the showing of your property.
  • Promptly submit to you all written offers, assist with negotiations and provide an estimate of your net proceeds prior to your acceptance.
  • Upon acceptance of an offer by you, monitor closing activities throughout the process, which will include working with appraisers, home inspectors, mortgage people, title searches, closing attorneys and if needed recommend other service people that might be needed to cause your property to close. I will also attend the closing with you.
  • If your property becomes vacant before sale and close then with your approval and expense, I will maintain the appearance and integrity of the property using qualified lawn care and other maintenance people.
  • If you are moving or relocating out of town, I can provide you with the services of another professional realtor at your new destination.
  • Continue my service after the sale as long as needed.
